Q: I need to transfer some money to my Spanish bank account - what is the most effective way of doing this?

Q: Is house insurance expensive - and is it easy to take out a policy?

A: House insurance - be it contents or building insurance is very reasonably priced here. We work alongside a number of brokers who would be able to offer you good rates

 

Q: I will not be living permanently in my home, or I will not find the time to fully manage the upkeep of my property? Also I am worried about the language barrier - is there anywhere that can help us arrange maintenance and after-care?

A: We work alongside a professional services company, that not only supplies pool and ground maintenance services - but have an exclusive club which you can join for a minimal yearly fee - One telephone call and they will arrange for maintenance work to be carried out without the worry of the language barrier

 

Q: What are the legal costs - and what do they usually cover?

A: Purchasing a property here in Spain is a simple task usually - but always use a lawyer who speaks both languages and understands the laws in the region that you are purchasing

 

Mostly lawyers charge a flat rate of 1 to 1.5% or a minimum if you are purchasing a low cost property such as land or a ruin

Our recommended lawyer charges the following - 1% of property price, minimum €1100 + IVA - and this includes
· Single application for NIE (fiscal number)
· Opening a Spanish Bank Account
· Assistance in signing Title Deeds
· Payment of Transfer Tax
· Registration of the property in the Land Registry
· Withholding Tax
· Investigations before signing the contract, that includes the checking of:
o The community of owners
o Water contract
o Electricity contract
o Real Estate Tax (IBI)
o Land Registry (Nota Simple)
o Planning situation of the property
o Planning Permission/Construction Licence
o Bank Guarantee
